Downtown and the old city: small yards, hard access

The classic downtown sodding job is a semi or rowhouse with a front yard you could carpet with a dozen rolls — and no driveway, no side access wider than a recycling bin, and nowhere to stage a pallet except the sidewalk. Small area doesn't mean proportionally small price: the crew, the delivery, the strip-out, and the disposal all show up regardless, which is why tiny yards run into minimum charges. The upside is speed — a downtown front yard is routinely stripped, prepped, and green again in a single morning, and on streets where every house shows its entire yard to the sidewalk, no upgrade is more visible per dollar.

Midtown's mature canopy: the shade conversation

Midtown and the older leafy neighbourhoods have the opposite problem: plenty of yard, not enough sun. Standard Ontario sod is predominantly Kentucky bluegrass, and bluegrass genuinely wants sun — laid under a dense maple canopy, it thins out over a couple of seasons no matter how well it was installed. Dappled or part-day shade is workable; deep, all-day shade is not, and a sod company that doesn't say so is selling you a lawn with an expiry date. In truly dark corners, the honest answer is often a shade-tolerant garden bed instead of turf — cheaper to maintain and better looking than grass that's permanently struggling.
