How to Resod a Yard: When Your Lawn Is Too Far Gone to Save

Nobody wants to resod a yard that could have been rescued for a tenth of the price — and nobody wants to spend three seasons nursing a lawn that was never coming back. Deciding how to resod a yard starts with deciding whether to resod at all, and there's a genuinely useful rule of thumb for it: look at what's actually growing out there, and be honest about the ratio of grass to everything else.

The 50% rule

Walk the lawn and estimate: of the green you see, how much is desirable grass versus weeds, moss, and bare soil? If the lawn is still roughly half real grass or better, repair is usually the smarter play — overseeding, feeding, aeration, and a season of good mowing can thicken 50% into 90%. If grass is the minority, you're not maintaining a lawn anymore; you're maintaining a weed bed with grass accents, and every input you give it feeds the weeds as much as the turf. That's when full resodding stops being the expensive option and becomes the efficient one.

Signs repair is enough

• Thin but mostly grass — it greens up in spring, just sparsely.
• Isolated bare patches with known causes: the dog's corner, last year's pool spot, grub damage in one area.
• Compaction symptoms — water pooling, hard soil — which core aeration addresses directly.
• The lawn was good two years ago and declined with neglect rather than dying wholesale.

Signs it's too far gone

• Weeds and moss are the majority stakeholders. Under Ontario's cosmetic pesticides ban there's no legal spray-and-restart shortcut for a weed-dominated lawn — clearing it means physically removing it, at which point you're most of the way to a resod anyway.
• Large dead zones that stayed dead through a full spring — grass that didn't come back in May isn't coming back in July.
• Grading problems: water sits for days, or runs toward the house. Resodding is the natural moment to fix grade, because the yard is stripped anyway.
• A bumpy, lumpy surface from years of frost heave and settling that no amount of overseeding will level.

How resodding actually works

Resodding is not "new sod on top of old lawn" — laying fresh sod over existing grass is how you get two dead lawns stacked on each other. A proper resod strips the old turf and weeds off completely, corrects the grade, works topsoil into the exposed clay, and lays fresh-cut sod on a clean, firm seedbed. What about resodding just part of the yard?

Partial resodding is legitimate and underused: if the backyard is 70% healthy but the strip along the fence is dead clay, strip and resod the strip. The honest caveats: new sod beside old lawn will look conspicuously greener for a season or two, and modern sod blends may not perfectly match a decades-old lawn's texture, so keep the patch boundaries at natural lines — along a walkway, a bed edge, the fence run — where a colour seam reads as intentional rather than patchy. Partial jobs still need the full prep treatment on the area being replaced; a small resod done shallow fails exactly like a big one.

The honest recommendation

If you're at 50/50 or better, spend the year on repair — seed, feed, aerate, mow tall — and see where you are in October.
